San Diego County Real Estate - La Mesa and El Cajon Real Estate San Diego East County Real Estate
When selling your home, or buying a home, there are organizations that will tell you getting the lowest commission is the most important factor. I offer for your consideration that getting the best value is the most important, which is a combination of commission, price of acquisition or sale and professional representation, advice and counsel. Consider this thought-- when you are seeking a medical professional to conduct surgery on your body, do you select the least expensive doctor? When you have a dental issue to deal with, do you select the least expensive dentist? Or, when looking into how to solve the medical or dental issue in front of you, do you try and find the most competent individual? Real estate transactions are considerably more complex than they first appear. I would further suggest that selecting a full time professional with detailed market knowledge, experience and advanced negotiation skills are more important than finding a "discounter" or part time agent who may not bring all those qualifications to the table. Your home may be your largest single asset. Do you really want inexperience, or a fully qualified, full time professional, that knows in great detail your market area?If you are looking for experienced, professional representation, as well as a skilled marketing manager, a transaction coordinator and manager, a knowledgeable property specialist, a skilled negotiator, a trusted advisor and a full time agent who will be with you, and keep your interests as the focal point throughout the real estate transaction, please contact me. Please see my "About page."
SELLERS! FREE Market Evaluation and Consultation! If you are planning to sell your home within the next year, it is never to soon to know the market value of your most important valued asset! AND I HAVE A QUESTION FOR YOU. Do you really believe you can get accurate information on the value of your home from a website, using a formulated valuation model, without a local professional coming to your home to view the details of your home? My suggestion is that it may be accurate, or it may be low or high. The truth is, you really don't know, because a valuation model that does not include a personal viewing of the home cannot consistently be accurate. I am a local professional who will come to your home and personally evaluate your home, not just from a remote location using an equation. I provide personal, in home service. Click Here!
BUYERS!!!! YOU WILL RECEIVE A FREE ONE YEAR HOME WARRANTY PROTECTION PLAN at close of escrow (Valued up to $500) by utilizing my professional services! AND I HAVE A QUESTION FOR YOU TOO. WOULDN'T YOU PREFER TO WORK WITH A TESTED, LONG TERM PROFESSIONAL THAT HAS REFERENCES FROM VERY PLEASED CLIENTS? I GLADLY PROVIDE REFERENCES UPON REQUEST.
Market update-- During this past year, we have seen San Diego County sales volume (the number of homes and condos sold- not prices) move up considerably . Sales volume for single family homes between in March 2010 compared to March 2009 is up 27% and for condos during the same period is up 36%, due in large part to buyers purchasing bank foreclosures and short sale distressed properties. Median prices for homes, March 2010 compared to March 2009 are up 22%. We did see a significant dip in January and February and that may have been an anomoly, but several economists believe that once the Federal first time home buyer credit is finished, we will see reductions in sales volume again, even with the new California credit that just went into effect. A recent report indicates that the "Shadow Inventory" (homes in foreclosure, short sale or foreclosed on (but not released for sale by the owning bank)) is double what it was two years ago. If that is true, we are still not out of the woods with these recessionary times. There is also significant distress in the commercial real estate markets that have yet to fully present itself to the marketplace. (Much commercial property is also underwater and a number of these loans are coming due in the next few years). This combined with the international crisis in Greece and other nations creates much uncertainty in economic recovery. As of March 2010, most homes under $500,000 in San Diego County are receiving multiple offers. These figures are reflective of the whole county, and each zip code in San Diego County has various individual statistics. If you would like information on a particular zip code or neighborhood details, call me or e-mail me and I would be pleased to forward to you that information. Whether you have a question about San Diego in general, or any community in the San Diego East County, including El Cajon, La Mesa, Spring Valley, Lemon Grove, Lakeside or Santee, I would be pleased to assist you. BUYERS: Pricing continues to be low historically and this means affordability is better than it has been in over 10 years for San Diego County. OPPORTUNITY IS KNOCKING! AND THIS OPPORTUNITY WILL NOT LAST FOREVER.
