Market update-- During this past year, we have seen San Diego County sales volume (the number of homes and condos sold- not prices) move up considerably . Sales volume for single family homes between October 2008-2009 compared to October 2007-2008 is up 34% and for condos during the same period is up 21%, due in large part to buyers purchasing bank foreclosures and short sale distressed properties. Home and condo median prices have also risen over the same period, slightly. One could actually suggest that while prices are up a little in San Diego, it remains to be seen if it is really up, or a bit flat currently. Currently, just under 50% of all home and condo sales are bank owned foreclosures or short sales. As of November 2009, most homes under $400,000 in San Diego County are receiving multiple offers. Additionally, there is a significant "phantom inventory" of homes either foreclosed on or in the foreclosure process (the largest in recorded history) and most experts do not know exactly how this inventory, if brought to the market, would affect market conditions. These figures are reflective of the whole county, and each zip code in San Diego County has various individual statistics.
