Market update--  During 2011, we saw San Diego County sales volume (the number of homes and condos sold- not prices) increase a little over 3%.  Median prices for all homes and condos in the Central San Diego area were down about 9% in 2011, and about 4% in the San Diego East County area.  Recent reports continue to indicate that the "Shadow Inventory" (homes in foreclosure, short sale or foreclosed on (but not released for sale by the owning bank)) remains rather large and will continue to influence sales pricing and activity for several more years. This shadow inventory creates significant doubt as to how many bank foreclosures will be released to the marketplace.  During 2011, actual foreclosures dropped about 9%.  Analysts are predicting an upswing in foreclosure activity in 2012, since the "robosigning" activity that was discovered a couple of years ago has been resolved and lenders are moving forward with foreclosure activity. Time will tell.  There remains distress in the commercial real estate markets that has yet to fully present itself to the marketplace. (Much commercial property is also underwater and a number of these loans are coming due in the next few years).  This combined with the continuing international crisis in Europe and our own significant deficit position creates much uncertainty in economic recovery.  And the European crisis could significantly affect the United States since our banks, and our Federal Reserve System, have significant debt positions in European securities and debt instruments.  In 2011, we saw a significantly lower volume of sales in the first quarter, and unlike most years, the balance of the years sales volume remained rather flat, when we typically see a ramp up in sales during the summer.  Additionally, we saw pricing decline through most of 2011, after pricing increases in 2010, and after seeing a low point in pricing around the Spring of 2009. It appears the second dip has arrived.  Data mentioned herein is reflective of the whole county, and by region, and each zip code in San Diego County has various individual statistics.  If you would like information on a particular zip code or neighborhood details, call me or e-mail me and I would be pleased to forward to you that information.
